Role Overview: As a Preconstruction Manager, you will play a vital role in the success of these projects. You will be responsible for overseeing all aspects of the preconstruction phase, from initial project assessment to cost estimation, budgeting, value engineering, and subcontractor selection. Your expertise and leadership will guide their clients and internal teams through the critical early stages of construction, ensuring that projects are well-planned, financially viable, and aligned with client expectations.
Responsibilities:
- Collaborate with clients, architects, and engineers to understand project requirements and objectives.
- Conduct thorough site visits and assessments to gather essential information for preconstruction planning.
- Prepare accurate and detailed cost estimates and budgets, utilizing industry-standard software and methodologies.
- Lead value engineering efforts to identify cost-saving opportunities without compromising quality or functionality.
- Work closely with the design team to provide input on constructability, materials, and project scheduling.
- Identify potential risks, challenges, and opportunities associated with each project and develop effective mitigation strategies.
- Evaluate subcontractor bids, negotiate contracts, and make recommendations for subcontractor selection.
- Collaborate with internal teams, including project managers and field supervisors, to ensure a seamless transition from preconstruction to construction phases.
- Maintain up-to-date knowledge of industry trends, regulations, and best practices.
Requirements:
- Bachelor's degree in Construction Management, Engineering, or a related field.
- Proven experience in preconstruction management within the construction industry.
- Strong knowledge of construction methods, materials, and industry standards.
- Proficiency in cost estimating software and tools.
- Excellent analytical and problem-solving skills.
