Director of Builing Science
Key RESPONSIBILITIES:
Building Science Evaluations
Lead building enclosure failure/forensic investigations and condition assessments, including managing assisting contractors and technical staff to execute the work. Specifically:
- Work with client to define scope of services, plan and coordinate activities of junior staff. Prepare proposal and develop project budgets. Coordinate with and engage assisting contractors.
- Review building condition survey results collected from building tenants/owners and documentation such as maintenance records, targeted repair documents, and previous reports by other consultant/professionals.
- Review architectural, structural and mechanical drawings to determine original construction detailing and identify area of risk for water penetration, air leakage, and/or condensation.
- Conduct visual review of the building exterior and interior components, re-evaluating existing conditions and high-risk areas. Exterior review is typically conducted from ladders, swing stages, or boatswain's chair.
- Plan exploratory openings within the building enclosure to allow for visual review of the condition of underlying components for evidence of decay/deterioration.
- Plan field testing of various building enclosure assemblies, including windows, walls, roofs, etc. Prescribe building enclosure testing using standard testing protocols. Analyze test results.
- Prepare technical reports. Review and direct writing of report, fully documenting the current condition, evaluating the future risk and providing high-level recommendations for renewals, rehabilitation, and/or maintenance.
- Check order of magnitude budget costs calculated by others, includes verifying quantity take-offs and unit rates.
- Deliver PowerPoint presentation of the assessment findings to Owner or Client groups.
- Sign and seal final report.
- Follow up on recommendations; propose on additional work if applicable.
- Manage project budgets, requests for additional services, and invoicing.
Building Enclosure Consulting - New Construction
Lead my clients efforts through pre-construction and construction phases, specifically:
- Define scope of services, plan, coordinate, schedule field review activities of all project staff. Prepare proposal and develop project budgets.
- Lead the firms efforts in design meetings with Owners, Developers, Architects, and other consultants. Provide design recommendations and design review of building enclosure assemblies and details. Conduct drawing, detail and specification reviews.
- Review construction for conformance to contract documents and overall design intent and prepare site visit reports. Provide oversight of EIT's and technologists performing field review. Review site visit reports for consistency and technical accuracy.
- Review site visit reports documenting observations and field-testing results. Supervise follow up on action items and prescribe action for critical deficiency items.
- Review manufacture's shop drawings for conformance with the project intent, performance with respect to the various building science principles, and for any scheduling of work issues.
- Manage project budgets, requests for additional services, and invoicing.
Building Enclosure Repair, Renewal, and Rehabilitation
Lead project from collection of field data relating to building enclosure failure and existing conditions through development of contract documents and execution of repairs. Specifically:
- Work with client to define scope of services, plan and coordinate activities of other staff. Prepare proposal and develop project budgets.
- Assemble team and coordinate efforts. Work with specialist or senior specialist to provide technical leadership and oversight in preparing tender package.
- Review project detail drawings to ensure they clearly identify and layout the work required at various locations on the building enclosure considering material transitions, sequencing, and performance with respect to heat, air and moisture transport.
- Ensure details are constructible and comply with local building code(s).
- Develop project specifications.
- Liaise between owners and trade contractors.
- Manage/review project administration, including monthly progress claims and change orders.
- Attend construction meetings, periodic scheduling and status visits.
- Review, approve, sign trade claims, Site Instructions, Proposed Change Orders, and Change Orders.
- Prepare construction budgets and forecasts and manage cost control and reporting.
- Manage project budgets, requests for additional services, and invoicing.
Building Science Research and Education
- Develop an understanding of the firms research and education service area. Provide technical guidance on research projects as needed
People/Staff Leadership
- Lead by example, embracing core values, policies, and procedures including those s/he personally has difficulty with.
- Active involvement in the training, developing and mentoring of staff.
- Oversee staff and their development within the Group Leader structure.
- Develop their successors and future leaders.
Business Development Leadership
- Actively pursue and develop project work through existing client relationships
- Develop new client relationships within and beyond our current geographic reach
- Develop new services that support the firms mission and Vision
- Have a role in improving or advancing the firm. This could be thought of as improving our product, improving staff capability, improving internal processes, effective project management such that a project or client base grows, being a key client manager or group leader, developing new business areas in keeping with our business objectives, etc.
- Contribute to the strategic direction of the company.
QUALIFICATIONS:
- Bachelor's degree in civil or structural engineering, building or architectural science, or mechanical engineering from an accredited college or university
- 10+ years related professional experience
- Licensed Professional Engineer or Registered Architect
