Job Title: Building Automation Technician
Position Overview:
The Building Automation Technician is responsible for installing, maintaining, and troubleshooting building automation systems (BAS) that manage and control a variety of mechanical, electrical, and plumbing (MEP) systems within commercial, industrial, or residential buildings. The technician ensures that systems are functioning efficiently, are compliant with regulatory standards, and meet the specific needs of the building's occupants.
Key Responsibilities:
Installation & Commissioning:
- Install, wire, and program building automation systems, including HVAC, lighting, security, fire, and access control systems.
- Commission newly installed systems, ensuring they meet the specified operational criteria.
- Configure and integrate various system components and protocols, such as BACnet, Modbus, or LonWorks.
System Maintenance & Troubleshooting:
- Perform routine inspections and preventive maintenance on BAS equipment.
- Troubleshoot and repair system issues, including sensor malfunctions, communication failures, and control inaccuracies.
- Update software and firmware as needed to enhance system performance and security.
System Optimization:
- Analyze system data to optimize performance, energy efficiency, and occupant comfort.
- Implement changes and fine-tune system parameters to achieve optimal results.
- Develop and execute energy-saving strategies in collaboration with energy management teams.
Documentation & Reporting:
- Maintain accurate records of system installations, configurations, maintenance activities, and repairs.
- Generate and present reports on system performance, energy usage, and other relevant metrics.
- Document system modifications and provide updated as-built documentation.
Customer Interaction & Support:
- Provide training and technical support to building owners, managers, and occupants on BAS operation.
- Address customer inquiries and concerns promptly and professionally.
- Collaborate with project managers, engineers, and other stakeholders to ensure system functionality meets client expectations.
Compliance & Safety:
- Ensure all work adheres to local, state, and federal regulations, including safety codes and environmental standards.
- Participate in safety meetings and adhere to company safety policies and procedures.
- Conduct risk assessments and implement necessary precautions to maintain a safe working environment.
Qualifications:
Education:
- High school diploma or equivalent; an associate degree or technical certification in HVAC, electronics, or a related field is preferred.
Experience:
- 5+ years of experience working with building automation systems, HVAC systems, or related fields.
- Experience with BAS software platforms and protocols (e.g., BACnet, Modbus, LonWorks).
Skills:
- Proficient in reading and interpreting blueprints, schematics, and technical manuals.
- Strong troubleshooting and diagnostic skills with electrical and control systems.
- Proficient in using hand tools, power tools, and test instruments.
- Familiarity with network configurations and IT concepts related to BAS.
Work Environment:
- This role typically involves working on-site in commercial, industrial, or residential buildings.
- The technician may need to work in confined spaces, at heights, and in varying environmental conditions.
- The position may require occasional evening or weekend work and being on-call for emergency repairs.
Physical Requirements:
- Ability to lift up to 50 pounds and perform physically demanding tasks.
- Ability to stand, walk, climb, bend, and work in various physical positions for extended periods.
